Westchester Christmas Light Displays – White Plains NY (Fotos on the Fly)

White Plains NY Christmas LightsIt seems at this time of year everyone is looking for Christmas light displays.   Since I drive around the lower part of the county frequently, I sometimes end up seeing displays that others might miss.  This area is actually quite near to where I live and those that are very local to the area are well aware of it.  But for those from neighboring towns might not know about this must-see Christmas light display right off of Mamaroneck Ave.   The lights are located in the highlighted area right off Meadow Way in White Plains which is easily accessible from Mamaroneck Ave.   These are some photos that I took last night…You can see that some homes are still assembling  their very elaborate displays.  So this is just going to get better over the next week or so.

The location is at the south suburban end of town just north of the what most think of as “true Rosedale” and south of Gedney Farms.   Although the embedded map helps, just realize that you are south of Ridgeway School and north of Rosedale Ave. Here is the link to the map – for whatever reason, I could not embed it.

White Plains NY Housing Market Statistics – Third Quarter 2010

White Plains Restaurant - Via Quadronno2White Plains NY homes are in the midst of a bear market that appears to be in full bloom.  In general, the good news is that the free-fall in prices has ended – with the biggest price adjustments being in the condo market.   Further, other parts of the county are experiencing a mini-boom complete with price increases and bidding wars with respect to single family homes.  White Plains NY condos were the most bearish in terms of price reductions while Westchester coops in general lead the parade with respect to low volume and White Plains was no exception.

White Plains NY homes experienced a minor median price increase of 1.7% to $610,000.  This is basically negligible and it is safe to say that prices were flat.  Price range was large with the lowest priced home selling for $315,000 and the highest priced sale closing at a lofty $1,369,000.  Sales volume was up 28% from the previous year which is a significant increase indicting that the market may have hit bottom and is now settling down.  As to the absorption rate, if you look at the previous quarter’s closed sales as your guide there is a 6.6 month inventory overhang.  But using current contracts/pendings its closer to an 18 month supply.  In truth, this discrepancy reflects the fact that the single family home market is highly seasonal.  So there are “green shoots” – but it will be spring before we truly see them.

The City of White Plains should buy the Ridgeway Golf Club if the numbers can be worked out

Gedney Farms White Plains NY - Ridgeway from HathawayOver the past week,  I have been weighing the pro and con arguments of the city of White Plains purchasing the Ridgeway Golf Club.  My first reaction to the possibility of the golf course being purchased by the city was that of relief.  I grew up in Gedney Farms.  Both my parents and grandparents owned homes facing the Ridgeway Golf Course.   I played on that golf course at night.  I climbed the apple tree in our back yard and watched the golfers from that vantage point.  So I have hesitated in offering an opinion.  Was nostalgia for a lifestyle whose time has passed clouding my judgment?

How can the city justify spending that kind of money during a  fiscal crisis?

One of my problems was endorsing such a massive purchase which would increase debt while taking a large parcel off of the tax rolls.  White Plains is in a fiscal crisis.  A few months ago I actually wrote about how necessary the drastic cutbacks the city was enacting were for maintaining property values. At the time, I wrote that keeping the tax burden down for home owners was essential for stabilizing housing prices and I still hold to that. How does that square with deliberately taking a large property off the tax rolls and going into a hole to purchase it?

Ridgeway Golf Club Redux…back on the market again…

Gedney Farms CrossroadsThe Gedney Farms White Plains NY neighborhood has been on pins and needles since the 2009 announcement that the Ridgeway Golf Club including the Golf course that graces the neighborhood was up for sale.  The financial reversals of 2008 hit the Ridgeway’s members  severely and the resulting drop in membership forced the Ridgeway  to put their beloved golf club on the block to the highest bidder.  It went on the market at $20 million.

Recently the Golf Club sent letters to the residents of Gedney Farms  that stated  there was a buyer who was willing to use the land as a golf course for at least five years.  The residents heaved a sigh of relief. Bulldozers were not moving in tomorrow.

However, the neighborhood was rocked again  by the news that the deal had fallen through and the golf course was once again up for sale.

Now that the price of the golf club has been reduced to $13.5 million – it is literally on the block for a “song.”  Naturally, the difficult real estate market had no small effect on the price.  But what many don’t know is that only a portion of that land is capable of being developed given the extensive wetlands the golf club sits on.  The new price certainly is a reflection of both of these issues.

The Broadlawn White Plains NY – Garden oasis of the downtown – Market update

The information  on this post will be  placed as a revision  on my web page for the Broadlawn White Plains. This market update includes the first and second quarters along with an informal update of stats since the end of the second quarter.

The Broadlawn – White Plains – Sales History – 2006- Dec 2009*:

Coming down from their highs in 2007, where $390k for a renovated 2 BR unit was considered a reasonable price,  prices at the Broadlawn have moderated.   The following chart reflects the sales history of 2 BR units since 2006 and is based on median price.  The choice of median rather than average was based on the fact that some units had undergone extensive renovations while others hadn’t.  This created gyrations in  pricing that didn’t truly reflect the market.  Fully renovated units were selling just shy of $400k during the height of the boom – while those in need of TLC were selling for significantly less.  There were not enough sales of 1 BR units to make an analysis of 1 BR or studio units practical.  It is obvious that price points have moved down considerably off their highs.  Currently, the median price is down a little over 9% off the high point in the latter half of 2006.  Other variables include location within the complex and whether or not the unit has any outdoor space or a fireplace.  There were no sales from July to December, so the stats stopped with Jan-Jun 2009 figures. * Note that all data was derived from the statistics available through the Westchester-Putnam MLS.
