Scarsdale NY Housing Market Statistics – Second Quarter 2010

The Scarsdale housing market is mirroring other markets with lower Westchester NY. Real Estate Scarsdale NY represents two separate markets. One that is improving and the other that is either declining or hold steady:

A Tale of Two Markets

Single family Homes for sale Scarsdale NY – are doing well. Volume is up, inventory is down and prices are higher over Q2 2009. Edgemont (which is part of the town of Greenburgh with a Scarsdale P.O. – confirms that pattern. Cooperatives reflect another market altogether. Although sales volume is up – prices are flat. Even units on the famous Garth Road are not moving rapidly.

Single Family Homes – Scarsdale NY & Edgemont NY

Prices of Scarsdale Homes for sale were up 16% from Q2 of the previous year. The median sales price was $1,295,000 with a range between $540,000 and $3,975,000. Sales volume was up 22% over the previous year with 44 homes sold in Q2. These numbers encompass all of the elementary school zones including Edgewood Scarsdale, Fox MeadowScarsdale, Quaker Ridge Scarsdale Heathcoate Scarsdale and Greenacres Scarsdale. Inventories are low with about 4.5 months of inventory on the market when you look at current contracts and pendings.

The Homes in Edgemont showed dramatic improvement in both pricing and sales volume. Sales prices are up 57% to $1,120,000. Sales volume is up over 300% with 19 homes sold in Q2 2010. Inventories are still on the high sit with about 7.5 months of overhang on the market.

Cooperatives – Scarsdale NY

Cooperative sales prices remained flat in 2010 when compared with Q2 2009. This reflects the very soft market for Westchester coops seen throughout the county. Indeed, the Scarsdale market – including Garth Rd in the Scarsdale P.O. has done far better than similar areas with an easy commute such as White Plains and Larchmont. Median Sales price was $210,000. The price range was wide from $95,000 for a small studio to $690,000 for a 3 BR coop in the village of Scarsdale steps from the train.

An Important Note About the Criteria for the Statistics:

I handle each type of housing in Scarsdale differently. I also include a special section for single family homes in “Edgemont” which is really in the town of Greenburgh with a Scarsdale post-office and zip code. For condominiums and cooperatives, I use the Scarsdale post office and zip code as my criteria. Many of these complexes are actually located in Greenburgh and Eastchester.
This reflects the way most buyer’s shop for housing. Coop and condo buyers work by address whereas those looking for single-family homes are often shopping municipality and school districts.

Tarrytown NY – The “Wish Tree”

I was in Tarrytown NY last night enjoying a late latte at Coffee Labs and wandering around enjoying one of the nicest evenings this summer has had to offer up. Suddenly – right in front of me is this tree. It’s an ordinary tree like all the others on Main Street. It’s around 11 PM and I was tired. But there was something different about the tree…It had a bunch of paper notes hung on it like ornaments on a Christmas tree. I looked at the pieces of paper and they all had writing scribbled on them. Each note began with “I wish.” Then on the trunk of the tree was a little box which held the paper pieces and a pen – and on the box it said “Wish Tree.”

I looked at the notes and to my delight very few of them were trivial. I saw nothing like “I wish I had a nicer car” or “I wish I could afford a bigger house.” Instead many of them were wishes made on behalf of others. Truth be told, we seem to have precious little of this these days. In a world that leans more and more towards the “I’ve got mine” or “Let them eat cake” mindset – it was so refreshing to see this tree with all these wishes – many of the totally unselfish.

Although I do business in many villges in Westchster NY – Tarrytown is on of my favorite locations. Truth be told, this is one of the reasons I like Tarrytown so much. It’s vibrant – at 11 PM the streets were packed – no sleepy village feel here. They don’t roll up the streets at 6 PM. People were still dining – coming out of the Tarrytown Music Hall and walking the downtown. But it is also a community with a heart and soul of its own.

I apologize for the quality of the photos – but I didn’t have my large camera with me – these were taking from my “older” iPhone – not the newer fancy model with better pixel density.

Larchmont NY Housing Market Statistics –Second Quarter 2010

Larchmont NY*, like all other communities in Westchester, has been hit hard by the housing recession. But there is some light at the end of the tunnel for Larchmont. Single family Larchmont NY homes for sale are enjoying renewed strength. Resales are brisk with inventories low and prices are up over the previous year However, the coop and condo markets are showing an entirely different pattern.

Same Location – Two different Markets:

Single Family Homes – Larchmont NY

This market is actually turning into a seller’s market. There are a few pockets in Westchester NY that can make that claim and this is one of them. The price reductions over the past few years along with lower interest rates have brought buyer’s out of hiding in some select areas. Th median sales price in Q 2 2010 was $1,153, 000 – up 11% from the previous year. Sales as a whole were up 156% over the previous year. If you look at the current inventory as well as the number of Solds in Q2 along with current contracts & pending sales – you have about a 3-4 month inventory in Larchmont NY homes for sale. This puts the single family home market into more of a seller’s market than a buyer’s market. The low inventory is suggestive of price increase in the future.

Condos – Larchmont NY

Too few condos sold in Q2 of 2009 and 2010 for accurate statistics to be displayed. In Q2 of 2010 only four condos were sold ranging in price from $355,000 for a 1 BR to $990,000 for a nearly 3000 sf 3 BR unit in a luxury building. Although there are relatively few condos – Larchmont prices have a wide range. This makes either for very “creative” analysis. Freely translated, I could twist it into just about anything – so I’m not going there! Currently there are 3 units on the market – making this a decent market for sellers.

Coops – Larchmont NY

The Coop market shows a decidedly different pattern. It reflects the generally depressed Westchester coops market and is part of a larger pattern that has emerged county wide.

The median sales price for coop in Larchmont $275,000 for Q2 2010. This is down about 10% from the previous year. Although sales volume is up about 180% – inventories remain extremely high. Contracts & pendings create a grim pictue with a 27 month inventory although Q2 sales show a healthier 9 month inventory. All factors considered, this is still very much a buyer’s market with roughly a 12 month overhang of inventory. For those who wish to buy, its a great opportunity.

Although the stats indicate a further drop to come, interest rates being as low as they are with a significant price drop already in place, creates a unique opportunity that can’t be counted on in the future. For those wanting to sell, it can be difficult because this is part of larger systemic issue that is probably not going away any time soon. If you need to sell within the next few years, you should price your unit competitively and move on since the stats indicate that this market is still depreciating.

Tarrytown NY is known for its shopping and fine dining. Tarrytown NY restaurants are known for their variety and quality and during the summer months tables and umbrellas dot the landscape of Broadway and Main St. while residents and visitor enjoy outdoor dining. Personally, I like Tarrytown. It has all the charm of a turn-of-the-century Westchester village with an artsy edge that gives it personality and just a touch of funk. Although restaurants like Sweetgrass Tarrytown which offers only the best in organic fine dining, there is an informality that is very appealing and not as apparent in some of the villages along the Long Island Sound. Since Tarrytown to Grand Central is only 37 minutes by express train, this is a commuter village with a vibe all its own.
