Larchmont NY Housing Market Statistics – Third Quarter 2010*

Larchmont NY Homes for saleIn general Larchmont NY homes for sale have been a bright spot in the Westchester NY real estate market – at least for single-family home sales. The combination of being highly commutable as well as an extremely walkable community makes it a very desirable destination for buyers who like the New York City lifestyle of leaving the car behind. the Larchmont to Grand Central commute is just a little over 30 minutes and more accessible to midtown Manhattan than many residential areas on the west side of Manhattan.

Unfortunately this bull market did not extend to the condo and coop market – which lagged seriously behind and is no encumbered by a large inventory overhang. This is a reflection of the Westchester coop market in general – which was down significantly.

Happy FallWestchester events are are now in full fall swing.   My post on Halloween events from Historic Hudson Valley shows that the season is in full swing.  The nor easter should be behind us by Saturday – so it should be a great fall weekend for events indoors or out.  So the Westchester events calendar is once again up for your convenience.  There are plenty of Westchester County events to pick from.  Of particular note the famous BLAZE at Van Cortlandt Manor with 4000 lit jack o’lanterns begins this weekend.

Scarcrow Invasion at Lyndhurst – Tarrytown NY

Oct 9 – Oct 31 – 10:30 – 3:30 PM – Adults $5.00 – children under 12 are free.
500 Scarecrows each representing famous artists and historical figures.  They were created by local students from the local elementary schools.  There will be a scavenger hunt and raffle as well.

One of the most active hot-spots for fine dining in Larchmont NY (and more recently Scarsdale NY)  Among Larchmont restaurants – Chat 19 is one of the busiest and after sampling the food and the comfortable ambiance, I can see why.   I wrote a review of Chat 19 just  few months ago. I had many a happy meal there with my father and his sister when she was in town.  My Dad lived in Larchmont for 28 years and was quite a fan of Chat 19.

The Stonecrest – Larchmont NY is  a wonderful pre-war complex – in an elegant Tudor style. It is a doorman building with a parking lot and garage  – although there is a wait list for parking.  Located just steps from the train and town. You can literally give up the car and walk to almost everything.  The Larchmont to Grand Central Station commute is just over 30 minutes – making this slice of suburbia more convenient to work than some residential locations in Manhattan. Hurricane Earl – The storm that wasn’t – at least for Westchester NY

Everyone was bracing for the worst:

Westchester residents were very girding themselves for the strong possibility of a major tropical storm or the remote possibility of a level one hurricane.  After the “hurricane without a name” earlier in the year which downed trees and disrupted power throughout the area – Westchester was bracing itself.   Last March there were many left without power for over a week. Trees were downed and the live wires were everywhere.  Our area had little  appetite for more of the same.   Mamaroneck NY – which includes Larchmont Village – being on the Long Island Sound was reight in the cross-hairs.

Larchmont NY Housing Market Statistics –Second Quarter 2010

Larchmont NY - Manor ParkLarchmont NY*,  like all other communities in Westchester, has been hit hard by the housing recession. But there is some light at the end of the tunnel for Larchmont. Single family Larchmont NY homes for sale are enjoying  renewed strength.  Resales are brisk with inventories low and prices are up over the previous year However, the coop and condo markets are showing an entirely different pattern.

This market is actually turning into a seller’s market.  There are a few pockets in  Westchester  NY that can make that claim and this is one of them.  The price reductions over the past few years  along with lower interest rates have brought buyer’s out of hiding in some select areas.  Th median sales price in Q 2 2010 was $1,153, 000 – up 11% from the previous year.  Sales as a whole were up 156% over the previous year.  If you look at the current inventory as well as the number of Solds in Q2 along  with current contracts & pending sales – you have about a 3-4 month inventory in Larchmont NY homes for sale.  This puts the single family home market into  more of a seller’s market than a buyer’s market.  The low inventory is suggestive of price increase in the future.

Larchmont Homes For Sale – Murray Ave Elementary – Market Update

Larchmont NYLarchmont is one of the most walkable and commutable communities in lower Westchester.  This is why Homes for sale Larchomt NY are actually a desired commodity even in a deep housing recession.  Homes in the Murray Ave elementary school district are not technically part of Larchmont Village – but are considered to be in the unincorported portion of the of the town of Mamaroneck.  However,  the neighborhood boasts a Larchmont P.O. and zip code and much of it is located within walking distance of the train and the village.  Depending on precise location, many have the option of leaving the car behind for the Larchmont to Grand Central commute as well as shopping and fine dining.

Looking at recent home sales in this neighborhood the data supports a neutral market – perhaps even pushing into what would be a marginal seller’s market.  This distinguishes Larchmont homes for sale from many other parts of the county.

As can be seen in the chart below, prices for single family homes the Murray Ave. school district remained stable over the first six months of the year.  There was an upward trend for higher-end homes with more than 4 bedrooms.  Median price for a  3  BR single family home was $789.5k during the first six months of this year.  Down 3.7% from the second half of 2009.   4 BR homes had a median sales price of  $1,027k – with no significant change from the second half of 2009 while 5 BR+ homes had a median price of $1,370k – up from $1,198k for the second half of 2009.  The median price of a house overall was $977.5k – up from $969k – or less than 1%.
