But these condos are a relatively new development and people often overlook that White Plains NY homes have a high percentage of single family homes, many at the high end of the price spectrum. When local residents think of making a move and start looking for White Plains NY homes for sale, Gedney Farms is often on top of the list as a move-up location.

The Neighborhood of Gedney Farms White Plains NY:

Gedney Farms is a beautiful neighborhood with large rolling lawns and ample lot size. It’s a very quiet and private community similar to some of the finer neighborhoods of Scarsdale and Larchmont but without the steep price point. Located in the southern portion of White Plains NY, Gedney Farms is a traditional neighborhood with all the amenities of suburban life.

Gedney Farms is mature neighborhood with old growth trees lining the streets and gracing the properties. Since only three homes are allowed per acre, the area offers plenty of privacy and wonderful winding streets that are ideal for walking. Old world charm abounds as many of the homes are from the pre-war period.

The Ridgeway Golf Course is the crowning jewel of this neighborhood. Many residents have back yards that come right up against the golf course – giving the feeling of unlimited open space. The Golf course is divided into three portions and as a result there are several “golf cart crossing” signs dotting the area.

Home Pricing History and Sales Volume for Gedney Farms White Plains:

As can be seen from the charts below, housing prices have gone down. They reached a low point in 2009 with a median price of $884,000.  Sales volume in Gedney Farms White Plains has picked up n  2010.  As of mid September 2010 -  11 homes have sold.  The average house had 5 bedrooms and was 3450 sf.  The median price so far this year has been $909,000.  This is a slight increase – (2.8%) and hardly a significant figure given the low volume.  The lowest priced sale was $631,000 and the highest was $1,200,000.  Make no mistake, this is still a buyer’s market – given the small numbers of buyers in this type of market, that condition could remain unchanged for quite a while.

There are currently 12 active listings in Gedney Farms. Listing prices range from $689,000 to $2.5 million with a median list price of $917,000.  The sizes of the homes listed in Sept 2010 vary from 2290-6892 sf. Taxes range from close to $15,000 to over $25,000. Although this is steep, it is thousands less than a comparable home in Scarsdale or Larchmont.

As of mid- September  there were no contracts or pendings.

The Neighborhood and Surroundings:

Though not strictly walkable, those who happen to be close to Mamaroneck Ave. could walk down to Gedney Way for some fine dining. Sams of Gedney Way is a popular destination.  Roosters Market also provides a convenient place to order a meal or buy a few essentials without taking the  car.  As far as getting out of the house for some exercise – the golf course views and winding roads of Gedney are ideal for biking, running and long walks.  I grew up in Gedney Farms and to this day – I often return to for long walks with my Siberian Huskies. Its a wonderful envirnoment for outdoor activities.
