When people think of real estate in Scarsdale NY they tend to think of single- family homes and high-end cooperatives with Old-World charm. Scarsdale Manor is one of the larger cooperative complexes on the famous Garth Road. The area reflects the mature elegance of Scarsdale Village and features many pre-war complexes that were converted into cooperatives in the 1980s. It is a mature community with very little space for new development.
The area couldn’t be more convenient. It is highly walkable, you can leave the car behind for most of your day-to-day errands. A 10 minute stroll puts you on a Metro-North Train to NYC. The trip to Grand Central station in midtown is a mere 29 minutes by express.

Among Westchester coops, the Garth Road location is one of the best known and most sought after. This is not without good reason. When Westchester NY home buyers start thinking about high end cooperatives in a walkable neighborhood with easy access to Metro-North – they think almost reflexively of Garth Road in Scarsdale P.O. And with good reason. The train is a mere 5- 10 minute walk as is the village of Scarsdale. You have tree-lined streets, lots of parking (admittedly mostly street parking) and numerous complexes, many of which pre-war charmers with high ceilings and high ceilings and wonderful layouts.
But just a little to the east you have virtually the same thing in Larchmont NY - though this area remains a bit under most buyers radar. Nevertheless there are a cluster of wonderful cooperatives and condos located on North Chatsworth Ave., Washington Square and New Jefferson. The complexes along this one square block are just steps from the train and about 2 blocks from the heart of the village. You can easily leave the car behind for most shopping and fine dining. NYC is 35 minutes away on the New Haven Line. Larchmont is also an express stop during peak hours which is an added bonus.

One of the nice things about living in Westchester NY is that every town and village has its own events and unique character that all Westchester residents can enjoy. Larchmont NY Homes are very popular because of all that the village has to offer. This summer Larchmont’s Memorial Park is hosting concerts at 7 PM every Monday from July 11 – August 1. The Scarsdale NY housing market is always set somewhat apart from the body of Westchester NY. A market unto itself – it sets the trends for the rest. How homes for sale Scarsdale NY fair is often the bellwether for the rest of the market down the road. So, I was pleased to see that the real estate market of Scarsdale did very well in Q3 2010 – at least with respect to single family homes. The condo market, that I am including for the first time due to the sales at Christie Place – is too small to draw any major conclusions from – particularly since Christie Place represents a new price point for the area. But the coop market was mixed when compared to the previous year. Even the most desirable Garth Road has significant inventory. The divergence of these two markets is something that is being seen across the board and is not unique to Scarsdale.

The Scarsdale housing market is mirroring other markets with lower Westchester NY. Real Estate Scarsdale NY represents two separate markets. One that is improving and the other that is either declining or hold steady:
A Tale of Two Markets
Single family Homes for sale Scarsdale NY – are doing well. Volume is up, inventory is down and prices are higher over Q2 2009. Edgemont (which is part of the town of Greenburgh with a Scarsdale P.O. – confirms that pattern. Cooperatives reflect another market altogether. Although sales volume is up – prices are flat. Even units on the famous Garth Road are not moving rapidly.
Single Family Homes – Scarsdale NY & Edgemont NY
Prices of Scarsdale Homes for sale were up 16% from Q2 of the previous year. The median sales price was $1,295,000 with a range between $540,000 and $3,975,000. Sales volume was up 22% over the previous year with 44 homes sold in Q2. These numbers encompass all of the elementary school zones including Edgewood Scarsdale, Fox MeadowScarsdale, Quaker Ridge Scarsdale Heathcoate Scarsdale and Greenacres Scarsdale. Inventories are low with about 4.5 months of inventory on the market when you look at current contracts and pendings.
The Homes in Edgemont showed dramatic improvement in both pricing and sales volume. Sales prices are up 57% to $1,120,000. Sales volume is up over 300% with 19 homes sold in Q2 2010. Inventories are still on the high sit with about 7.5 months of overhang on the market.

This is definitely a leave the car behind location – with a coveted “walker’s paradise” score of 92 out of 100 from walkscore.com. The train, shopping and fine dining are just steps from your door. In fact this location can easily be considered Sound Shore alternative to the famous Garth Road in Scarsdale. Garth Road cooperatives are desirable because of their location near the village of Scarsdale and the easy access to metro-north. The Stonecrest is even more walkable than most locations on Garth Road and is literally half a block from the New Haven Line. Larchmont to NYC is an express stop about 35 minutes from midtown Manhattan. In addition to all that you’ve got the Long Island Sound! It doesn’t get any better than this! People considering an entry level White Plains condo or coop – or perhaps a coop on Garth Road – would find the amenities of this complex very appealing.
This is a doorman building with a common laundry. There is a waitlist for parking which can be either outdoor or indoor.
Real estate in Scarsdale NY has a remarkably sparse number of cooperatives located within the Scarsdale municipality. The famous Garth Road cooperatives – though conveniently located with resepect to Metro-North and village shopping, are not truly in the Village of Scarsdale. If you are looking a cooperative that is located in the Village of Scarsdale with easy access to the train station as well as shops and Scarsdale restaurants, then the Chateaux of Scarsdale is one complex that fits the bill. The location couldn’t be better for the commuter - you can even grab a quick morning drink at Starbucks on your way to the train platform.

The Chauteaux is an elegant pre-war garden complex located just off of East Parkway on Chauteaux Circle. Mature growth gives and the unique garden-style buildings a tremendous amount of grace. The setting is peaceful in spite of being in the middle of the village. And you can’t ask for a better location. You can easily leave the car for day to day errands. Shops are just around the corner, dining out is just steps away.
