The chart below follows the median sales prices of units at Trump Tower in White plains from 2006 to the present (as of this writing we are near the end of the 3rd quarter of 2011) The red bars indicate price points for years prior to the crash of 2008. The green bars are the years following the crash. The purple bar is the current year. The median sales price peaked in 2006. After that there was a gradual decline in the average price which appeared to be leveling off until the the crash of 2008. Like the rest of White Plains, prices declined significantly following the stock market crash – but in this case the price drop happened towards the end of 2009 following a major decline in sales volume. Prices continued to trend down during 2011 – but not severely and the sales volume indicates that the complex is selling in a sweet spot. As things stand now, it looks as if we are at or very near the bottom.
The chart below reflects sales volume. That volume peaked in 2007 while the initial sales were still on-going. The dramatic decline in volume in 2009 was not unique to Trump and precipitated the price drop that happened in 2010.
