If you are looking for a luxury condo in downtown White Plains, you certainly have heard of Trump Tower. Located in the heart of downtown White Plains NY – Trump Tower White Plains (10 City Place) is right in the center of everything. You can easily leave the car behind and walk to shopping, fine dining, entertainment and the train. With the likes of New York transplants such as BLT Steakhouse and Level 42 at the Ritz Carlton just a short stroll away, the lifestyle has a distinctly urban feel. The White Plains Performing Arts Center is also just a short walk away. The famous Westchester mall as well as the City Center mall along with major supermarkets including Whole Foods are all within walking distance.
Trump Tower itself has a long list of amenities. They include 24-hour Concierge Service, valet parking, indoor pool with sauna and hot tub. There is a roof deck with an outdoor pool, play area for children barbecue facilities, tennis, and so much more. There is also a business center, billiard room and lounge. When you buy a residence at Trump White Plains, you are buying a lifestyle as well as a home. The units are luxuriously appointed with granite kitchens with high-end cabinets and top-of-the-line stainless steel appliances. The living areas feature hardwood floors. Master suites include spa-like bathrooms. On upper floors, oversized windows create a vista that is hard to beat. Depending on your location, the views extend to the Long Island Sound, the Westchester countryside or the Manhattan skyline.
Please note: the unit in the video below is no longer for sale, but depicts the amenities and area surround Trump Tower very well.
Like all real estate in the New York metropolitan area, Trump Tower was impacted by the financial crisis of 2008. The low point was in 2011 when prices were nearly 20% off their highs of 2006. However, after 2011, the market started posting gains. Sales prices took a bit of a breather in 2016. But it should be noted that the units that sold in 2016 happened to be smaller units (median square footage for sales in 2016 was 1340 – which is on the small side for Trump).
Sales volume has picked up a great deal in 2017 with the same number of sales posted for the first quarter of 2017 as the entire previous year.
Note that all sales information come from the Hudson Gateway Multiple Listing Service (HGMLS). The gray bar is for Q1 of 2017 and represents the current year.
For those looking to sell their condominiums, demand is high. There is currently about four months of inventory on the market putting Trump Tower firmly into sellers market territory.
No one possesses a crystal ball. However, there seems to be no end in sight for the growing demand for luxury condominiums in the foreseeable future. Certainly, given the demand coming from New York City and home owners who are downsizing from single family homes will keep demand strong. Price gains have been healthy but have not entered bubble territory. Further, there has been little new construction since the beginning of the crisis, creating shortages in the condominium market that should keep prices moving upwards.
The Trump Tower address at 10 City Place was rated as a “walkers paradise” given a score of 98 on a scale of 1-100. Make no mistake, Trump is at the center of everything. The buyer of White Plains NY condos would be hard-pressed to find a better location in all of Westchester county. The walk score tile below shows how vibrant the immediate area surrounding the complex truly is.
