The Lighthouse is a new condominium for the Hudson Harbor development. Hudson Harbor is a unique collection of luxury condominiums and townhouses located on the Hudson River waterfront. Development began in 2008 and continues to this day. The final phase of building is now in progress and pre-construction sales are now open.
This is good news. Whenever I have a river town condominium buyer, they almost always ask “What’s new at Hudson Harbor?”
The Lighthouse is the newest and most luxurious condominium in the large Hudson Harbor complex. It is currently under construction and pre-construction sales have begun.
Beyond the the community-wide amenities that Hudson Harbor is famous for, the Lighthouse has additional amenities. There is 20,000 sf space dedicated to the Oasis. The Oasis includes an outdoor swimming pool with a surrounding sundeck and formal English gardens. In addition there is a wellness center and yoga studio. There is also a library, lounge and business center.
The 43 units of the Lighthouse have between 2-3 bedrooms. There is one 4 BR townhouse as well. Prices begin at $1.3 million. One of the features of the residences is the generous outdoor space. Each unit enjoys significant outdoor space along with floor-to-ceiling windows. Both help to bring the outdoors inside.
The Stone Terrace level on the ground floor offers residents extensive patio space. The Beacon residences on the 2nd and 3rd floor and the Tower residences on the 4th floor have generous balconies.
In addition, there is a collection of four duplex town homes. These feature extensive outdoor space including roof-decks which create roughly between 950-1200 sf of outdoor space per unit.
Each unit features smart home technology using the Nest Home System. Nest can be accessed with a smart phone. It includes a security system, door locking system and thermostat. Nest also has an intelligent thermostat with temperature “memory” allowing residents to control heating and cooling costs. The Navien instant hot water heater, the LuxAire gas heating/central air system, also keeps energy costs under control.

The Hudson Harbor development was part of a concerted effort to repurpose the industrial Hudson River waterfront for residential, retail use and recreational use.
