The Rosedale neighborhood is located in the southern tip of White Plains. Rosedale is a newer neighborhood than some of the surrounding areas that lie just a bit further north of it. Although Rosedale has some pre-war housing stock, the vast majority of the homes were built in the post-war period from the 1950s and beyond. These newer homes provide more modern features and layouts which many of today’s buyers find quite desirable. They often come with a more open floor plan and with more baths. The lots are usually generously sized and generally range from 0.2-0.5 acres. The area is quiet with the larger lots offering plenty of outdoor space and privacy.
Homes for sale in the Rosedale neighborhood of White Plains NY have enjoyed strong buyer demand over the past 6 months. The median sales price for a home sold in Rosedale over the past six months is just under $920,000. The homes that represent this median range have from 3-4 bedrooms, 2-3 baths and have roughly 2700-3000sf of living space. Sales of larger homes with more bedrooms and baths are not uncommon. These homes obviously sell at an appropriately higher price point. The highest priced sale in the Rosedale neighborhood over the past 6 months was for $2.1 million.
White Plains NY is unique for its central location in Westchester County. As such, there are many commuting options and the location in Rosedale is no exception. There is very easy access by car to CT (via I-95, I-684, the Hutch) NJ (via I-287 to the TZ Bridge) and NYC (via I-95, The Hutch).
White Plains has its own train station which is located on the Harlem line and is about 2.5 miles north of this 15 North Lake Circle. It takes 33 minutes by express train to get to Grand Central Station. There are more trains arriving and departing from this station then perhaps any other train station in lower Westchester. The number of express trains offered makes the commute to Manhattan more flexible for White Plains residents than for those commuting from other nearby locations.
Some residents also make use of the Mamaroneck train station since the Rosedale location is right in between these two stations. Trains from Mamaroneck run on the New Haven line. Trains run a bit less frequently at the Mamaroneck location and it is about 35 minutes to Grand Central.
Schools are always a major consideration when purchasing a home. Brokers and agents are not permitted to endorse or otherwise promote or criticize specific school systems. This is due to steering laws. As a result, the burden of the research regarding schools falls on the home buyer.
Below is a short (and very incomplete) list of what the White Plains school system offers in terms of curriculum, extra-curricular activities, and post-graduation opportunities for its students:
