Larchmont NY is a small village located within the town of Mamaroneck. Its an extremely popular destination for those looking for a single family home near a Metro-North station. To say the area is “on fire” would probably not be an exaggeration.
Larchmont, like the town of Mamaroneck, is located on the Sound Shore. The area is strictly residential and the village has an old-world feel. In the 19th century, Larchmont was something of a summer oasis for New York City’s rich and famous. The opulent turn-of-the-century homes located on the Long Island Sound are reminiscent of that era.
Many of the homes are pre-war, with the Tudor and colonial style prevailing. But don’t let the age of the homes fool you. Most have aged gracefully and many boast modern upgrades that often found only in new construction.
Many of the homes in Larchmont are completely walkable being within a mile of the village and the Metro-North station. Larchmont is served by the New Haven Line branch of Metro North. The Village of Larchmont:
The village has plenty of small boutiques, high end coffee houses and fine dining. Being as walkable as it is, many residents stop for dinner on their way home from the train station or just pick up an order to bring home.
It should be noted that a good portion of the area that is thought of as Larchmont is not actually part of the village. The area west of Palmer Ave is actually the Larchmont P.O. that is located in the unincorporated portion of Mamaroneck. The pricing below reflects both Larchmont village and the Larchmont PO.
The homes in Larchmont Manor represent the very high end of the Larchmont market and are actually a market unto themselves. This becomes apparent when looking at the current listings on this page. However, it is a distinction that should be pointed out. If you want to live on the Long Island Sound, the price tag will be higher.
Larchmont Single Family Homes – Pricing History:
This is a market that has done remarkably well. The median sales price for a single family home in 2015 was $1,347,500. Up nearly 50% from the market low of 2009 and up 21% from the pre-recession highs of 2008 ($1,112,000). As of this writing we still have more than one quarter left in 2016 and although the median price (so far) is down closer to $1,200,000, sales volume is very high. So far, the volume exceeds that of 2015 by about 8% with four more months of sales to go.
Larchmont schools are part of the Mamaroneck Union Free School District (MUFSD).
