When talking about Scarsdale homes for sale, people seldom think of 55+ communities. But that’s changing now. Christie Place of Scarsdale NY is one of the few Westchester Condos for 55+. It is high-end luxury at its best with its Tudor architecture complete with turrets with copper roofs. There are 42 units in the complex ranging from large 1 BR/1.5 BA units to 2 BR/2.5BA + den units. Some units have patios as an extra perk. There is also a large landscaped garden adjoining the two buildings.
The units are magnificently appointed including kitchens with Viking ranges and sub-zero refrigerators, and granite counter tops. Marble master baths with Whirlpool tubs are standard. Laundry is naturally in the unit and parking is available on-site.
An added personal note: I have always found the staff to be extremely nice. I have spoken to a few of them who are on-site and they really care about the complex and the residents.
Sales at Christie Place & the cost of living:
Since Christie Place’s first closings on the MLS were in 2009, there has been remarkably light turnover. So things such as appreciation are a bit difficult to judge. Recents sales do give an overview of pricing for the complex generally:
Over the past year (2016-2017):
- A single 1BR/1.5BA 1000 sf unit sold for $807,500
- Two 2BR/2.5BA units (1450 and 1650 sf) sold for a median price of $1,388,000
- A single 3 BR unit (1950 sf) sold for $1,750,000
This is very light turnover, which is great for sellers but difficult for buyers who really want settle at Christie Place. If there are more potential buyers than sellers, it does impacting pricing.
On the cost of living side of things, the 2BR listings property taxes ranged from $14,377 – $16,503 annually and the maintenance ranged from $1322-$1519/month. This type of information is a moving target but it gives a ballpark figure for those thinking of purchasing.
Christie Place Scarsdale – Neighborhood & Location…
The architecture is meant to blend in with the Tudor character of Scarsdale village. The location is just across the street of the Scarsdale Train station which boasts a 29 minute commute from Scarsdale to Grand Central Station. Located at the center of town, it is a walkable community with restaurants, parks, grocery stores, and plenty of shopping within an easy stroll. It has a walk score of 77. It really doesn’t get much better than this.
