As White Plains NY condos go, Jefferson Place offers a great deal in the way of amenities for the money. The Residences of Jefferson Place is a condominium complex with a split personality. The complex spans on square block between Livingston Ave. and Rutherford Ave. in White Plains, NY with units on 300 Mamaroneck Ave. and 31 Greenridge Ave. Jefferson Place is located a scant half -mile from Trump Tower, the Ritz Carlton and the White Plains City Center.  The city side – facing Mamaroneck Ave. is an eight-story urban mid-rise with a sophisticated brick façade. The façade reflects the growing urbanization of the city and is just steps away from all the shopping and dining that downtown White Plains has to offer. The suburban side of the complex on Greenridge Ave. gives a bow to the Highlands community where it resides. The units on Greenridge are three story walkup condos that have an outer façade resembling three story townhouses. The low-rise portion surrounds tree-lined streets, single family homes and other low-rise condo complexes.

The charts below follow median  sales prices of 1 BR and 2 BR units at the 300 Mamaroneck Ave., the  midrise portion of Jefferson place from 2011 (the height of the housing crisis through Sept of  the current year (2015 – in gray).   Jefferson Place underwent a substantial correction during the housing crisis.  But prices are now on their way back up even though they are still off their high water marks.  This is good news for potential buyers.  The market has showed steady gains, but nothing “bubble-like” which bodes well for the future. Its also good news for potential sellers because some who were under water may be out of the woods on that issue depending on when they bought.   Actual pricing depends on many variables including square footage, view and location in the building.  Upper floors traditionally selling for more. * All data was derived from the HGAR MLS.

The active listings indicate a strong  market, particularly  for well presented listings.  I have personally experienced competitive bidding at Jefferson over the past year.  Presenting the unit well and staging it to show buyers the your unit’s potential is a key component for selling for top dollar.

Real estate is always location, location, location.  And among White Plains NY condos for sale Jefferson Place is in an ideal location. Though not in the middle of the downtown is a scant half mile from the center of things.   But just because it is a few blocks from City Center doesn’t meant that there isn’t ample shopping and fine dining nearby.  It receives a walk score of 89 – which is a mere one point below being a “walker’s paradise.”

The Westchester Mall,  Whole Foods and the Cheesecake factory are an easy walk.  The Ritz Carlton, Trump and City Center Mall are 10 minutes away by foot – so its easy to leave the car behind.
