As White Plains NY condos go, Jefferson Place offers a great deal in the way of amenities for the money. 24 hour doorman service, indoor parking, a state-of-the-art gym, a lounge with billiards and wet bar for entertaining guests or just hanging out, a media room for large screen viewing, a library, a children’s play area, business center and much more.  Each unit has its own laundry, granite countertops, and have large luxury baths. Master suites have walk-in closets. These are things that generally only found in complexes with a much higher price point.

The Residences of Jefferson Place is a condominium complex with a split personality. The complex spans on square block between Livingston Ave. and Rutherford Ave. in White Plains, NY with units on 300 Mamaroneck Ave. and 31 Greenridge Ave. Jefferson Place is located a scant half -mile from Trump Tower, the Ritz Carlton and the White Plains City Center.  The city side – facing Mamaroneck Ave. is an eight-story urban mid-rise with a sophisticated brick façade. The façade reflects the growing urbanization of the city and is just steps away from all the shopping and dining that downtown White Plains has to offer. The suburban side of the complex on Greenridge Ave. gives a bow to the Highlands community where it resides. The units on Greenridge are in a 3 story building with a townhouse-like facade. The low-rise portion surrounds tree-lined streets, single family homes as well as other low-rise condo complexes.

The charts below follow median  sales prices for 2 BR units and total  sales volume at Jefferson Place from 2012 (which marks the first year of the recovery) to the end of 2016.   Jefferson Place underwent a substantial correction during the housing crisis. Prices have recovered nicely and are nearly touching their pre-crash high water marks.  They aren’t there yet, but the pressure from low inventory combined with high demand is a powerful in this market.  In 2016, the official median price for a 2-BR unit was $447,000 and $324,500 for a 1 BR unit.

This is generally good news all around.  For buyers, the market has showed steady gains, but nothing “bubble-like” which bodes well for the future. For sellers it means that those who were under water are now coming out of the woods.

Actual pricing depends on many variables including square footage, view and location in the building.  Upper floors traditionally selling for more, and the largest units that include 2 bedrooms and and den, tend to sell for a premium.

The view from 2016 shows a strong market with sales volume up substantially from the previous year and higher than at any time since the financial crisis. Median sales prices didn’t rise this past year. But on an individual level, but a large 2 BR unit sold for the highest price recorded since the 2008 crash. So prices are healthy and demand is high.

Jefferson Place is Rated a “Walker’s Paradise”…

Real estate is always location, location, location.  And among White Plains NY condos for sale Jefferson Place is in an ideal location.   Being just a few blocks from City Center means that there is ample shopping and fine dining nearby.  It receives a walk score of 89 – which is a mere one point below being a “walker’s paradise.”

Just across the street from the Mamaroneck Ave. side there is plenty of dining and take-out . The Westchester Mall,  Whole Foods and the Cheesecake factory are an easy walk.  The Ritz Carlton, Trump and City Center Mall are 10 minutes away by foot – so its easy to leave the car behind.
